Tips to Selling Your Home

You only have one chance to make a good first impression. Use these tips from Face to Face Realty to make it count.

Curb Appeal

The outside of your home is an invitation for potential buyers to view the inside. Do not underestimate the importance of a well-manicured lawn, neatly trimmed shrubs and a clean walkway. Be sure to also repair and replace damaged screens, door hardware and other outdoor fixtures.

The Kitchen Comes First

You are not actually selling your house, you are selling your kitchen—that is how important it is. Kitchens sell homes. In order to be appealing to potential buyers the kitchen must be warm and inviting. You can create this atmosphere with updates include painting and new cabinet hardware. Use neutral-color paint so you can present buyers with a blank canvas where they can start envisioning their own style.

Lighten Things Up

It does not matter how great your home is if the potential buyer cannot see it. That is why lighting is so important. To maximize that light in your home, take down the drapes, clean the windows, change the lightshades, increase the wattage and cut the bushes outside to let in more natural light. This will make the home bright cheery and more sellable.

Keep It Neutral

When selling your home, you want to appeal to as many potential buyers as possible. The best way to achieve this is to keep your home neutral. To neutralize your home, you will have to tone down your personal style. Eliminate any bold or busy color schemes and replace with neutral colors. Remove unnecessary clutter and store it out of sight. These two simple steps will make the home large and spacious. And, the buyer can better envision their own things in the home.

Pricing Your Home Right

To sell your home, it must be priced right. In any given market, there are many factors that affect the price of a home. The greatest factor is finding what similar homes have sold and at what price. Study prices and sales from one year ago, six months ago, and three months ago. Are prices going up or down—and by how much? How many days are homes staying on the market? Answers to these questions can lead to pricing your home correctly.

Make Your Home Available

Your home needs to be “show-ready” at all times. You have to be available whenever potential buyers want to come to see the place and it has to be in tip-top shape. Availability increases exposure. And, increased exposure will get your home sold.
